Mirador at Woodside offers one-, two-, and three-bedroom apartment homes that are perfect for those who like the benefits of a small-town yet want the excitement of an urban center!

While our homes do not include private yards, each residence features its own private patio or balcony—perfect for relaxing or enjoying the outdoors. 

We offer agent-guided tours (Monday to Saturday). Schedule your tour online at your convenience or give us a call. 

Applying is easy! Start by visiting our Floor Plans page and selecting a layout you love. Then, choose an available apartment home to apply online or in person through the leasing office. Our team is here to guide you through each step and ensure a smooth application process.

Applicants must choose to either link their employee portal or bank provider to the Nova Credit income verification link. If either option aren't available, Nova will allow to linking the latest pay slip received and they would verify income on behalf of the property. 

Applicants must demonstrate a gross monthly income of a minimum of 2.5 times the rent.

No. Subleasing is not permitted. 

Yes. All residents must maintain renters insurance with a minimum liability coverage of $250,000 throughout their lease term. Please contact the leasing office for additional details regarding policy requirements.

Residents will receive a renewal notice 90-days in advance. Residents can access the resident portal to review renewal options, make their selection, and sign lease documents electronically.

No, our community does not provide affordable housing options. However, our rates are competitively priced.

Yes. Mirador at Woodside charges a $75 application fee, a $250 administrative fee, and a deposit ranging from $300 up to a month's rent.

Yes. There is a service available, called Updater, to help make the move-in process easier, and we’re always happy to point residents in the right direction.

To break your lease, we require a 60-day notice and a lease-break fee that is equal to 2 months of rent.

Residents are required to provide a 60-day written notice.

Residents must submit a 60-day written notice and forwarding address before move-out. Residents are responsible for shutting off utilities, fully vacating and cleaning the apartment, and returning all keys and gate cards to the office.

Security deposit refunds are processed within 30 days after move-out, in accordance with your lease and state guidelines.

Security deposits start at $300 and can go up to a month's rent, depending on screening results, and are due on the day of move-in.

Valet trash is a required service at $27 per month, as well as internet and cable at $70 per month, paid with your rent. Electric is set up and paid directly through Kissimmee Utility Authority.

Spectrum Internet is included in your move-in pack and is a charge of $70 a month which goes directly to your ledger.

All rent payments are conveniently made online through the BILT Rewards portal. Residents have the option to submit one-time payments or set up recurring payments using a checking account for added ease. We also offer flexible payment options through FLEX, which allows eligible residents to split their rent into smaller installments. Residents must apply directly through FLEX, and participation is subject to FLEX approval.

Additional community fees include a $5 monthly pet park fee, $20 fitness fee, and a $30 pool fee that add up to $55 for our amenities. Reserved parking is optional for $35 a month with an initial $50 set-up fee.

Parking is available on a first-come, first-served basis. We do not have assigned parking.

Yes. Reserved parking spaces are available for an additional $35 per month, depending on availability and with a set-up fee of $50.

Guests are welcome to visit Mirador at Woodside. Stays longer than 3 consecutive days require prior written approval and may not exceed 6 total days per month.

No. We do not offer EV charging stations on-site at this time.

Select homes feature an in-unit washer and dryer. There is also a laundry facility on-site.

No. There is no designated bike storage.

Yes. All homes are fully-wired for immediate Wi-Fi service activation.

For your convenience, packages may be delivered directly to your home or a delivery location of your choosing. Please note that the leasing office is unable to accept or store packages on behalf of residents.

The community is located in the heart of Kissimmee, but yet still tucked away in a serene setting. It gives residents a suburban, resort feel while keeping them just minutes from Downtown Kissimmee, Disney World, Disney Springs, and top amenities. Mirador at Woodside is located within the District of the Osceola County Public School System.

Creating a strong sense of community is a top priority for our team. We regularly host resident events designed to bring neighbors together, along with offering exclusive partnerships with local businesses to enhance everyday living and provide added value to our community.

Yes. Quiet hours are observed daily from 10 pm to 6 am in accordance with local noise ordinances.

During business hours, noise concerns can be reported to the leasing office by phone or email. After hours, reports can be directed to our local police department. 

Mirador at Woodside is a non-smoking community.

Maintenance requests can be submitted online through the resident portal. To report maintenance emergencies, call the leasing office. 24-hour emergency maintenance is on-call to assist you.

Emergency issues—such as flooding, loss of AC in extreme heat, electrical hazards, or anything affecting safety—are handled immediately, 24/7. Urgent but non-emergency concerns (like appliances not working properly) are prioritized as soon as a technician is available. Standard work orders are typically addressed within 24–48 hours, depending on the order in which requests are received.
